What causes concrete to sink?

Slabs sink because the material beneath them has moved. The concrete itself is almost always fine as long as it's still in good shape, meaning not too cracked or deformed.

Soil erosion from water movement

Water running beneath the slab gradually carries soil particles away, creating a void. The slab loses its support and drops into the gap.

Poor original compaction

Many slabs were poured over fill that was never properly compacted. That fill keeps compressing under load for years after construction.

Plumbing leaks beneath the slab

A slow leak from a pipe under the concrete can quietly erode the surrounding soil for months before anything shows above ground.

Expansive clay movement

How does lifting compare to full replacement?

How long does lifted concrete last?

Will lifting fix the crack?

Lifting addresses the cause of the crack: the void and the height difference. The crack itself may stay visible, but once the slab is level and stable, we can drastically slow the rate of growth, if not eliminate it all together.

What if there's a pipe under my slab?

We can work around existing utilities. If a plumbing leak caused the void, we'll flag it so you can repair it before we lift, otherwise the problem recurs.
