Signs your seawall is failing

A seawall faces constant stress: hydrostatic pressure, wave action, tidal cycles, and erosion behind it. Failure is rarely sudden; it's the cumulative result of years of damage. These signs say your seawall may need repaired.

Leaning or bowing toward the water

A seawall no longer plumb, leaning away from the land it protects, is under active distress. The soil and structure behind it are pushing it toward failure.

Cracks running through the wall face

Horizontal or diagonal cracks, especially ones that have opened over time, mean the wall is in flexure and losing structural integrity.

Soil or fill washing out behind it

Voids, sinkholes, or soil displacement on the landward side mean active erosion. Once voids form behind a seawall, failure accelerates.

Dock, deck, or structure settling

If a dock, patio, or structure behind the wall has begun to settle, tilt, or crack, the wall may no longer be supporting the fill beneath it.

Sections shifted or separated

Visible displacement between adjacent panels is an advanced failure sign, as the wall is no longer acting as a single continuous structure.

Standing water or new low spots inland

Ground settling behind the wall often shows up as pooling or sunken areas before the wall itself looks obviously distressed.

Repair or replacement? If the wall still has structural integrity, repair is faster and far less costly. We'll give you an honest answer at inspection, even if that means a referral.

What causes seawalls to fail?

Seawall failure is almost always a combination of factors working together over time. Identifying which combination applies to your wall is the first step to an effective repair.

Hydrostatic pressure and wave action

Water pressure on the landward face, from tides, waves, and groundwater, constantly works against the wall. Cyclic loading fatigues concrete or blocks and opens cracks.

Void formation from erosion

Water moving through or around the wall carries soil with it. Each tidal cycle removes a little more. Once a void forms behind the wall, support is lost and bending stress climbs fast.

Age and material deterioration

Concrete seawalls in salt or freshwater deteriorate over decades as rebar corrodes, concrete spalls, and structural capacity drops with age.

Original construction limitations

Many seawalls were built without modern engineering or were undersized for current conditions, especially where nearby development increased water flow or loading.

Seawall Repair or full seawall replacement? How do I know?

If the wall keeps structural integrity but is failing, repair is almost always better: faster, cheaper, less disruptive. If it has collapsed or the concrete is too deteriorated to be reinforced, replacement may be necessary. Our inspection tells you which, even if the answer is a referral.

How does polyurethane injection work on a seawall?

We inject expanding polyurethane through small ports drilled in or behind the wall. The foam fills voids, consolidates loose fill, and creates a waterproof barrier that stops infiltration and erosion. All soil stabilization work is done from the landward side, no excavation.

Do you work on saltwater and freshwater seawalls?

Yes, all of the above. We work on lakes, rivers, reservoirs, and marine environments across Washington and Oregon. Methods and materials vary with exposure conditions.

What if there's a dock or structure right behind the wall?

We account for it. For structures supported by the fill behind the seawall, which are part of the inspection, we'll show you how the wall's condition affects them and how the repair addresses both.
